Hyannis carries the hospital, the airport, the ferries, the transit and most of the Cape's year-round commercial life. A first-time buyer needs a town that is open in February, and this is the one that most reliably is.
Barnstable is also the largest town on the Cape, which means more housing changes hands here than anywhere else down here. More inventory is a straightforward advantage when you are buying for the first time.

Hyannis, Barnstable Village, Centerville, Osterville, Cotuit, Marstons Mills and West Barnstable are separate markets sharing one town name. For a first purchase, Hyannis, Marstons Mills and parts of Centerville and West Barnstable are generally where the reachable housing is. Osterville and Cotuit generally are not.
Searching by town name and price here produces results that cannot be compared with each other, which is why this town feels confusing until somebody breaks it apart for you.
Sewer or septic is a real question in this town
Barnstable has both, and which one a property has varies street by street. Town sewer means a fee and no tank to look after. Septic means a Title 5 inspection as part of buying and pumping afterward.
Neither is better. What matters is knowing which one you are buying, because the running costs and the responsibilities are different and a first-time buyer coming out of a rental has had neither.
What owning here costs beyond the mortgage
- Sewer fees or septic maintenance, whichever applies to the specific address.
- Flood insurance, on either coast, quoted for real on the property rather than estimated.
- Wind coverage, often separate from the main policy on the Cape.
- Heat, where an older house and an efficient one differ by a real monthly number.

Sandy Neck and the Route 6A corridor on the Bay side, Craigville and the Sound beaches on the south, and the busiest year-round downtown on the Cape in between. A town-level price figure averages seven places that have very little to do with each other.
