Barnstable is seven villages across two coastlines, and the price range inside that one town line is wider than the range between most towns.
Osterville, Cotuit, Centerville, Hyannis, Marstons Mills, Barnstable Village and West Barnstable all report as Barnstable. An automated estimate reads the municipality and averages them, which is how an Osterville owner gets a figure pulled down by sales they were never competing with, and a Hyannis owner gets a figure propped up by sales their buyer will never see as comparable.

Two coasts, and they are not interchangeable
The north side faces Cape Cod Bay along 6A, quieter and more historic, with Barnstable Village, Cummaquid and West Barnstable. The south side faces Nantucket Sound, warmer water and busier, with Hyannis, Centerville, Osterville, Cotuit and Marstons Mills inland of them.
A buyer usually arrives having already chosen a side, and often a village. Pricing a north-side house off south-side sales produces a number with no buyer attached to it. I hold the Pricing Strategy Advisor designation, and most of what that means in practice is refusing to average things that do not belong together.
What moves a Barnstable number that a model cannot see
- Which village, which is the largest single variable here and the one an automated estimate gets wrong most often.
- Frontage against view against deeded or association access, priced very differently and frequently blurred in a public record.
- Flood zone and elevation, which set insurance cost and therefore the offer a buyer can write.
- Septic and whether the property is on town sewer, which varies sharply across this town.
- Finish level on a larger house, where at the upper end of the market presentation is worth real money rather than a compliment.

Sandy Neck and the Route 6A corridor on the Bay side, Craigville and the Sound beaches on the south, and the busiest year-round downtown on the Cape in between. A town-level price figure averages seven places that have very little to do with each other.
