One town, two sides of a canal, and a model that cannot tell

Bourne is the only town on Cape Cod with land on both sides of the canal, and that single fact undoes most automated estimates here.

Sagamore Beach and Bournedale sit on the mainland side. Buzzards Bay, Monument Beach, Pocasset and Cataumet sit on the Cape side. They are one municipality for tax purposes and they are not one market. A buyer who wants to cross a bridge twice a day is a different buyer from one who does not, and they pay differently. A model that draws comparables from a radius around your address will cheerfully pull houses from the other side of the water.

The analysis I write starts by naming which side and which village you are in, then uses sales that actually competed with your house.

The village name carries more weight than the square footage

Within the Cape side the villages read as separate places to anyone shopping here.

Cataumet and Pocasset sit quieter and lean toward Buzzards Bay water. Monument Beach has its own harbor and beach association character. Buzzards Bay is the working village, closest to the bridge and to the commuter rail station, and it prices on convenience rather than seclusion. Two houses with identical bedroom counts and identical assessed values can sit a long way apart in real dollars depending only on which of those names is on the listing.

An estimate produced from a public record does not know that. Everyone who lives here does.

What moves a Bourne number that no model can see

  • Beach and association rights, which are common here, vary in what they actually grant, and are priced very differently from a deeded waterfront lot.
  • Flood zone and elevation, which set a buyer's insurance cost and therefore the offer they can afford to write.
