What Your Fairhaven Home Is Worth
A real number for your house, from someone who has been inside the ones it will be compared to.
In Fairhaven the estimate looks confident and gets the neighborhood wrong
Worth being honest about: Fairhaven has enough sales that an online model has something to work with, which is not true of Marion or Rochester.
The failure here is subtler and easier to act on by mistake. A model draws its comparables from a radius, and a radius in this town crosses lines that matter enormously. The village near the Rogers School, the harbor side by Fort Phoenix, Sconticut Neck running south, West Island and North Fairhaven off Route 6 are five different products, and a mile in the wrong direction pulls in houses that no buyer would ever weigh against yours.
A number that is confident and drawn from the wrong five houses is more dangerous than an obviously vague one, because a seller acts on it.

Condition moves the number more here than in most towns
Fairhaven sits at a price point with a deep buyer pool, and a deep pool means real alternatives a few streets away.
A buyer who does not like the kitchen has somewhere else to go, which compresses what a tired house can achieve and rewards a well-presented one more than in a segment where inventory is scarce. A larger share of buyers here are also financing with programs that look closely at the condition of the property, so items that would flag on an inspection affect not only the price but the size of the pool that can buy at all.
An online model cannot see any of that. I am a certified home stager, and part of what the valuation tells you is which of those items is worth spending money on and which is not.
Water, flood and West Island
Anything near the water in Fairhaven carries variables that swing a price and sit outside a model's reach.
- Flood zone and elevation, which set what a buyer's insurance costs and therefore what they can afford to offer.
- Frontage against view against deeded access, priced very differently.
- West Island specifically, which is its own market with its own buyer and should never be valued off mainland Fairhaven sales.
- Year-round against seasonal construction, which is not something a public record reliably records and is very much something a buyer pays attention to.
What you get, and what it costs
A written analysis drawn from your neighborhood rather than a radius: what closed and why each one is or is not a fair comparison, what is competing with you now, what failed to sell and at what number, where I would price you, and what would be worth doing before a sale.
It is free and commits you to nothing at all. If the house came to you through a family estate, the page on selling a home in probate or trust covers how that changes things. Otherwise ask me for your valuation.
Frequently Asked Questions
Are online estimates accurate in Fairhaven?
They look more confident here than in the smaller towns, because there are enough sales to work with. The problem is that a model pulls comparables from a radius, and a radius in Fairhaven crosses the village, the harbor side, Sconticut Neck, West Island and North Fairhaven, which are five different products. A confident number drawn from the wrong houses is the dangerous kind.
How much does condition affect my Fairhaven home's value?
More than in a town with scarce inventory, because a buyer here has real alternatives a few streets away. Items that would flag on an inspection also affect which financing programs can be used, which changes the size of the buyer pool. I am a certified home stager and the valuation tells you which of those are worth spending money on.
Should West Island be valued off Fairhaven sales?
No. West Island is its own market with its own buyer, and pricing it from mainland Fairhaven comparables produces a number that helps nobody. The valuation uses West Island sales and reads the listings there that did not sell.

What home value looks like in Fairhaven
Remarkable architecture and a working waterfront, in one of the tighter markets on the South Coast.
Fairhaven has a collection of grand public architecture out of all proportion to its size, and a real working harbor across the water from New Bedford. The Millicent Library is the piece people stop the car for.
The housing stock is wide, from antique and Victorian homes near the center to mid-century neighborhoods to waterfront along the shore. Older homes here need a different inspection eye than a 1990s colonial.
