The items to get moving on
- The septic system, since much of the town is not on sewer and a Title 5 inspection is a normal part of a sale. On an older seasonal property this is the item most likely to move a closing date.
- Flood zone and elevation, which set a buyer's insurance cost and can reshape an offer late if nobody looked early.
- Permit history on additions, since unpermitted square footage is not worth what permitted square footage is worth.
- What water access actually transfers, frontage, a view, a right of way or association beach rights being four different things regularly blurred together.
- Which village the house is in, since Onset, Wareham village, the shore roads and West Wareham do not trade alike and an estate priced off a town average is priced wrong.

It matters a great deal and a public record will not show it. A conversion done properly, with the insulation, heating, foundation and wiring right and the additions permitted, reaches a far larger buyer pool than one nobody can document. On an estate property the family usually does not know which they have, and finding out early is the most useful thing they can do.
Several family members used the house. How do we handle the contents?
Name it early rather than in the middle of a clear-out. The executor or trustee holds the authority, but the contents in a family summer place often belong to more than one household, and the arguments that actually happen are usually information gaps. Everybody who should be informed gets the same updates at the same time.
Should an Onset property be valued off Wareham sales?
