I am Susan Gorden Ryan, and more than once in Marion I have seen a buyer fall in love with a lot's potential for a pool, a garage or an addition without confirming it was actually buildable. Lot coverage limits, setback requirements, septic system placement, and flood zone restrictions can all rule out a plan that looked obvious from the yard.
What actually determines whether it is possible
Marion's zoning bylaws set lot coverage and setback limits by district, with setbacks running from 15 to 30 feet depending on the residential district and a front setback of 35 feet in most districts (Town of Marion Zoning Bylaw, Article V: Intensity of Use Regulations). A septic system's location and its required leach field buffer can block an addition or pool in a spot that otherwise looks open. A flood zone designation can add its own elevation and construction requirements on top of standard zoning. Your lot's exact coverage limit depends on its district, so confirm the specific number with the town before relying on it.
