What is different about selling the second home

I am Susan Gorden Ryan, and most of the Marion properties I sell that are not someone's primary residence are waterfront or near-waterfront second homes. The buyer pool skews toward other second-home buyers rather than relocating families, which changes how and when you market, and the home is often furnished for seasonal use, which raises a real question about what conveys with the sale.

Furnishings, timing, and the tax question

Decide early whether furniture, a boat, dock equipment, or a mooring conveys with the property or is excluded, and say so clearly in the listing, this is a common point of confusion on second-home sales that a plain statement avoids. Timing also differs: a second home with water access often shows best, and sells fastest, when a buyer can picture the season they would actually use it in.
