Available lots are limited, and much of what gets built new here is a teardown-rebuild or a substantial renovation rather than a ground-up new neighborhood.

New construction, where it exists, offers modern systems, energy efficiency, and the ability to build to your own specifications, but usually at a premium and with far fewer choices of lot or location.

If new construction is genuinely your preference, expect a narrower, more patient search in Marion specifically, and be open to a broader radius across the South Coast if timing matters more than the specific town. If character and location matter more, Marion's existing inventory is the stronger fit.
