Eight weeks out: the house search and the village decision

Before anything else, settle whether a bridge-free commute or Cape-side water access matters more to your daily life. Four to six weeks out: financing, schools and the practical setup

Get your financing fully in order before you are seriously competing on a home, not after. If you have children, look into the school district for the specific village you are considering, since Bourne's villages can feel like different towns day to day. This is also the point to start researching utilities, trash and recycling setup, and whether your new address is on municipal water and sewer or on a private well and septic system, which is common in parts of Bourne.

Two weeks out: the moving logistics specific to Bourne

If you are moving to a Cape-side village, plan your moving truck's timing around the bridges. Both the Sagamore and Bourne bridges see heavy delays on summer weekends, and a move scheduled around that traffic will go considerably smoother than one that is not. Confirm your new mail delivery, register your car in Massachusetts if you are coming from out of state, and set your closing date with enough buffer that a delay does not strand you between two homes.

Move-in week and beyond

Once you are in, the fastest way to feel settled is to start showing up to the things that repeat.
