What Comes Next, Without the Overwhelm

A short, honest guide for South Coast homeowners thinking about downsizing, written by someone who made the move herself.

Why I wrote this

If you are reading this, you are probably somewhere in the middle of a decision nobody rushes. Maybe the gardens have gotten to be more work than pleasure. Maybe the stairs that used to be nothing are not nothing anymore. Maybe it is just time for less house and more life.

I made this exact move myself, twenty one years in a four bedroom with gardens and beach rights, now two bedrooms on the water. I know what it costs to let go of a house full of memories, and I know it is worth it on the other side. This guide is short on purpose. It is the honest version of what I would tell you over coffee, not a sales pitch.

The two reasons people actually downsize

Almost everyone I talk with falls into one of two camps. Some are releasing the old life, ready to let go of a house that has become more property than they want to look after. Some are consolidating, combining two homes into the one that actually fits the years ahead. Neither is wrong, and neither has to happen on anyone's timeline but yours.

If you are deciding this with a partner, you are often at two different points of readiness at the same time, and that is normal, not a problem to solve before you call anyone. I go into both paths in more depth, including how sequencing a sale and a purchase actually works, on my downsizing page.

What matters more than square footage

I use a process I call Lifestyle-First Living. Before we talk about beds, baths, or square footage, we talk about where you will have your morning coffee next, whether you need to be close to the people you see most, and what a regular Tuesday actually feels like in the home you are picturing. The numbers matter. They come second.

A written home value, not a number from a website

I do not use the instant home value tools you see online. They guess, and they guess the same way for every house on the street regardless of what you actually did to yours. I would rather sit down, or talk it through by phone or email, and give you a written number based on what is actually selling nearby, with my reasoning attached. No obligation, no pressure to list.

What that looks like and how to request one is on my home valuation page.

What is actually happening in the market right now

Market conditions on the South Coast move month to month, and a number typed into a guide like this one is stale by the time you read it. I keep a dated, sourced update every month, pulled from the Massachusetts Association of REALTORS®, not a guess. Read the current one for what is actually selling in your town right now.

If any of this sounds familiar

There is no action required here. If you would like a written, honest read on what your home could sell for, or you just want to talk through which camp you are in, reach out, a text or an email is always easiest, and I will never push you toward a decision you are not ready for.

If you would like the longer version of my own story, leaving a house I loved after 21 years, it is on the blog: when to sell the big house.

Frequently Asked Questions

Do I have to be ready to sell to read this?

No. Most of the homeowners I talk with are a year or more away from deciding when we first speak. This guide is for exactly that stage, before anything is urgent.

What does a written home value cost?

Nothing, and there is no obligation attached to it. It is a written, honest number based on what is actually selling nearby, not an algorithm.

What if my spouse or partner is not ready yet?

A partner not being ready yet is common, not a problem. Couples are often at two different points of readiness at the same time. There is no rush, and nothing here commits you to a timeline.

Is this only for Mattapoisett?

No. I work with downsizers across the South Coast and into coastal Rhode Island. The principles in this guide apply wherever you are.
