The widest range of income property on the Cape
Barnstable is the largest town on the Cape and it contains both ends of the investment market at once.
Hyannis carries the year-round tenant pool, the denser housing and most of the multifamily stock on the Cape. Osterville and Cotuit carry high-end seasonal property with a very different buyer and a very different income pattern. Centerville, Marstons Mills, West Barnstable and Barnstable Village sit between them.
An investor who says they are looking in Barnstable has not narrowed anything yet.

Hyannis is where year-round income actually lives
Cape Cod Hospital, county government, the ferries, the airport and the year-round retail and service economy all sit in and around Hyannis, and they employ people who need somewhere to live in January.
That produces the steadiest rental demand on the Cape and the buildings to match it, including two and three families that simply do not exist in most Cape towns. The income is steadier, the management is more hands-on, and the business is closer to running rentals in a small city than to running a summer house.
The seasonal villages are a different business entirely
Osterville and Cotuit are dearer, quieter and largely seasonal, and a property there earns on a small number of high-value weeks rather than on twelve months of rent.
That model depends on the property presenting extremely well, on management that does not slip, and on a booking calendar that is worked rather than hoped for. It is a perfectly good business and it is not the Hyannis business, and running them on the same assumptions is how people end up disappointed with a good building.
Two coastlines, and the flood answer differs on each
The north side faces Cape Cod Bay and the south side faces Nantucket Sound, with Route 6 running between them, and they do not behave the same way in weather or in insurance.
Get the flood zone and the wind coverage priced on the specific address rather than on the town, because on an income property that premium is not a rounding error. The difference between an owner-occupied and a rental policy belongs in the same conversation.

Barnstable is where most of them are, and Hyannis in particular. Elsewhere on the Cape they are uncommon, which is why an investor who wants units rather than weeks usually ends up looking here.
Does the north or south side matter for insurance?
It matters enough to price rather than assume. The bay side and the sound side behave differently in weather, so get flood zone and wind coverage quoted on the specific address, and ask for the rental policy rather than the owner-occupied one.

Sandy Neck and the Route 6A corridor on the Bay side, Craigville and the Sound beaches on the south, and the busiest year-round downtown on the Cape in between. A town-level price figure averages seven places that have very little to do with each other.
