Mattapoisett is priced as a place people want to live, not as a place that produces income. A house here generally costs more than its rent will carry, and no amount of clever structuring changes that arithmetic.
I would rather tell you that at the start than help you build a spreadsheet that flatters a building. If pure yield is what you are after, there are towns on this coast that do it better, and I will point you at them without any hard feelings.

What people actually buy here, and why it still makes sense
Most income property in Mattapoisett is a house somebody wanted anyway, rented around the weeks they use it themselves.
Buying that way is entirely legitimate. The income offsets the carrying cost of a house you are going to own regardless, and the appreciation story in a town this tightly held has generally been the real return. What it is not is a yield play dressed up as one, and the difference matters when you are deciding how much to pay.
Plan it honestly and it works. Underwrite it as a rental and the weeks you keep for yourself are the first thing that breaks the model, because they are the best weeks of the year.
There is very little multifamily stock in this town
Investors coming from a city expect two and three families to exist here in quantity. They largely do not.
Mattapoisett is predominantly single family, and what conversions exist are older, usually in or near the village, and rarely on the market. If a year-round multifamily is what you want, Fairhaven and Wareham are where the stock is, and both are a short drive from here.
Village, harbor and out past Route 6 behave differently as rentals
The village and the harbor are what a summer tenant is paying for. Walking to the wharf, to Shipyard Park, to the beach, is the product, and a house that offers it rents on a different basis from one that does not.
Out past Route 6 the houses are frequently larger and cost less per room, which reads well on paper and rents differently in practice, because the thing the seasonal tenant came for is now a drive away. Neither is better. They are different businesses and they should be underwritten as such.

Mattapoisett is a village at heart. The harbor is the center of it, and most of what people want is a short drive away: the water, the wharf, the bike path, and a handful of places that have been here longer than most of us.
The housing runs from antique village homes to mid-century capes on generous lots to waterfront. Those are effectively three different markets in one town, and they do not price or sell the same way.
