Real Estate in Mattapoisett, Massachusetts
A harbor town on Buzzards Bay where the pace is slow on purpose. My own town, and my office.
Welcome to Mattapoisett
Imagine waking up to the gentle sound of waves against the shore, with the sun coming up over a harbor dotted with sailboats. In Mattapoisett, life moves at a tranquil pace, and the town holds a balance of natural beauty, historic character and everyday convenience that is genuinely hard to find.
This is my own town. My office is at 6 County Road, and I live a few minutes away on Buzzards Bay. When I tell you what a street is like in February rather than in July, it is because I have driven it in February.
Mattapoisett is a village at heart. The harbor is the center of it, Route 6 runs through it, and most of what people want is within a short drive: the water, the wharf, the bike path, and a handful of places that have been here longer than most of us.

Living in Mattapoisett
Life here is steeped in tradition and still refreshingly quiet. You can walk tree-lined streets where neighbors wave as you pass, spend an afternoon biking the coastline with Buzzards Bay open beside you, and finish the day with seafood over the water or a few minutes alone at Ned's Point Lighthouse.
Two things shape the year more than anything else:
- The harbor. Mattapoisett Harbor is the town's heart. Boating, fishing, or simply sitting and watching what goes by. Moorings and dockage are their own subject, and worth asking about before you commit to a house rather than after.
- The calendar. Harbor Days each summer is the event the town organizes itself around, and Shipyard Park carries concerts and gatherings through the warm months.
The housing stock runs from antique village homes to mid-century capes on generous lots to waterfront and water-view properties. Those three are effectively three different markets in one town, and they do not price, market or sell the same way.
Things to Do in Mattapoisett
- Mattapoisett Harbor. The town's heart, and the reason a lot of people end up here in the first place.
- Ned's Point Lighthouse. A quiet spot with some of the best sunsets on this stretch of the bay. The kind of place you go back to.
- Shipyard Park. Summer concerts, community picnics, and a waterfront lawn that fills up on a good evening.
- The Mattapoisett Rail Trail. Flat, paved and easy, running toward the water.
Where to Eat in Mattapoisett
- The Inn on Shipyard Park. History and good food in the same room. Fresh seafood, live entertainment, and the warmest welcome in town.
- Turk's Seafood. Fresh seafood and a sushi bar. Casual, but the kitchen is serious.
- Oxford Creamery. A local institution. Lobster rolls and homemade ice cream, and a line out the door most of the summer.
- Uncle Jon's Coffee. Gourmet coffee, breakfast and light lunch. Where people meet when they want to actually talk.
- 143 Market and Ripe from the Vine. Two more local businesses worth knowing about once you are here.
Buying and Selling in Mattapoisett
Most of the sellers I work with in Mattapoisett have been in the same house twenty or thirty years. They are not moving because something went wrong. They are moving because the property has become more work than it is worth, because the gardens have gotten away from them, or because they want to choose the next chapter rather than have it chosen for them.
Helping people make that move is the work I built my practice around, and I call it Lifestyle-First Living. We do not start with what house you should buy next. We start with what you want your life to look like next, and then we work out what kind of home supports it.
On the practical side: Mattapoisett is a small market, which cuts both ways. There are fewer buyers than in a city, and there are also fewer houses, so the right property with the right preparation does not sit. Pricing is less about a formula and more about knowing which of the three Mattapoisett markets your house is actually in. I hold the Pricing Strategy Advisor designation for exactly that reason.
I made this move myself. I left a four-bedroom home I had lived in for twenty-one years, with a lot and a half, gardens and beach rights, and moved into a two-bedroom on the water. So when we sit at your kitchen table, I am not guessing at what it feels like.
Frequently Asked Questions
What is the housing market like in Mattapoisett?
Mattapoisett is a small market with three quite different segments inside it: antique village homes, mid-century homes on larger lots, and waterfront or water-view property. Inventory is limited, so a well-prepared home tends to move, and a mispriced one tends to sit visibly. Ask me for the current month's numbers rather than relying on a figure on a website, because they change and a stale number is worse than none.
Is Mattapoisett a good place to downsize?
It is one of the more common moves I handle. People sell the large family home and stay in town, or sell here and move to something smaller on the water. The question I would ask first is not which house, but what you want your days to look like. The house follows that answer.
How far is Mattapoisett from Boston and Cape Cod?
Mattapoisett sits on Route 6 with quick access to I-195, which puts Cape Cod close and Boston within a normal commute for people who do it a few days a week rather than five. I can be specific about drive times for your own situation.
Do you work with sellers and buyers in Mattapoisett?
Both. My office is at 6 County Road in Mattapoisett and I live in town. Most of my seller clients are making a lifestyle move rather than a forced one, and many of them are buying on the other side of the same transaction.
