Trading Up in Mattapoisett

Selling one house and buying another in the same season, sequenced so you are never homeless and never carrying two mortgages.

What the step up looks like in this town

Trading up in Mattapoisett usually means one of two things. Moving toward the harbor and the village from somewhere north of Route 6, or moving onto water from somewhere near it.

Both are moves people make without leaving town, which is the point. Families stay for the schools, the walk to the wharf and the fact that the village is still a village after Labor Day, and they upgrade inside the same place rather than out of it.

Your purchase is the hard half here, not your sale

This is the thing to build the whole plan around. A well-prepared Mattapoisett house finds a buyer. The house you want to move into may simply not be for sale on the week you are ready.

Inventory at the top of this town is thin, and the good ones are not evenly spaced through the year. That reverses the usual advice. The risk in most same-season moves is being stuck with two houses, and here the likelier risk is selling well and then waiting for something worth buying.

Which is why I want your sale set up to give you time rather than speed: a longer close, or a rent-back, negotiated when you have the leverage rather than requested when you are desperate.

Some of the best houses here never reach the open market

In a town this size, the right house is often sold before anyone lists it. I have sold a house privately to a neighbor's daughter, because both sides preferred it that way and the right buyer was already a quarter mile down the road.

For a move-up buyer that cuts two ways, and both of them favor you. Your own sale can happen quietly if that suits you. Your purchase can find a house nobody else is bidding on, if somebody knows you are looking and knows exactly what you would pay for.

That only works if I know your parameters well before you need them. Tell me early, even if the move is a year out.

The water question changes the numbers on both ends

Moving from an inland street to a harbor-side or water-view house is the most common upgrade here, and it changes the carrying cost, not only the price.

Flood zone, the insurance that follows from it, and what a lender requires are all part of what you will actually pay every month. I get the real figures for a specific house rather than a general expectation, because a monthly number that is wrong by a few hundred dollars changes what you should be offering.

Working that out before you fall for something is the difference between choosing a house and being talked into one by your own enthusiasm.

Where to start

Start with what your house would actually bring today, because every other decision in this move sits on top of that number. Nothing about getting it commits you to selling.

Get in touch and we will work out the sequence. The selling side is on the selling your home in Mattapoisett page, and the buying side on buying a home in Mattapoisett.

This describes my general process and is not legal, tax, or lending advice.

Frequently Asked Questions

Should I sell first if I am moving up within Mattapoisett?

Often yes, with room built in. The scarce thing here is the house you want to buy rather than a buyer for the one you have, so the plan should protect your time rather than your speed. A longer close or a rent-back, negotiated while you have leverage, is usually the answer.

What if the house I want never comes on the market?

In a town this size that is a real possibility, and it is also why knowing what you are looking for a year early is worth so much. Some of the best sales here happen privately, and they only reach you if somebody already knows exactly what you would buy.

How much more does a water-view house cost to run?

Enough that it belongs in the decision rather than after it. Flood zone drives the insurance a lender will require, and it varies street by street. I get the real figure for the specific house before you decide what to offer.

What trading up looks like in Mattapoisett

A harbor town on Buzzards Bay where the pace is slow on purpose. My own town, and my office.

Mattapoisett is a village at heart. The harbor is the center of it, and most of what people want is a short drive away: the water, the wharf, the bike path, and a handful of places that have been here longer than most of us.

The housing runs from antique village homes to mid-century capes on generous lots to waterfront. Those are effectively three different markets in one town, and they do not price or sell the same way.
