First-Time Home Buyers in Bourne

Your first house, explained in plain English, with nobody rushing you into an offer you do not understand.

One of the few Cape towns with real year-round entry-level housing

Most of Cape Cod is priced by second-home money, which is a hard thing for a first-time buyer to compete with. Bourne is one of the exceptions, because it carries a substantial year-round population and the housing stock reflects that.

Being on both sides of the canal helps as well. The mainland side behaves differently from the Cape side, and for a first purchase that extra choice is worth a great deal.

The commuter rail at Buzzards Bay changes the math

Buzzards Bay has a train station, which almost nothing else down here does. For a first-time buyer working off-Cape, that can turn a commute from a reason to rule the town out into a reason to choose it.

The bridges are the other half of that calculation. Drive the crossing at the hour you would really be crossing, in the season you would really be crossing, before you commit to a house that depends on it.

If you have served, say so at the very start

Joint Base Cape Cod is here, and a VA loan changes what a first purchase looks like more than almost any other single factor. It is worth raising with a lender in the first conversation rather than the fifth.

There is more about how that works on my page for VA and military buyers.

What owning here costs beyond the mortgage

  • Septic or town sewer, which varies across this town rather than being uniform.
  • Flood insurance, on anything near the water, quoted for real on the specific address.
  • Wind coverage, which is often separate from the main policy here.
  • Association or beach fees, where they apply, which belong in the monthly math from the start.
  • Whether the construction is genuinely year-round, on anything that began as a seasonal cottage.

Where to start

Talk to a lender first, and tell them at the outset if you have served. Then tell me which side of the canal your life actually happens on, and the search narrows immediately.

This describes my general process and is not legal, tax, or lending advice. Program eligibility and terms are determined by the lender and the program administrator.

Frequently Asked Questions

Can a first-time buyer afford Cape Cod?

In some towns more than others, and Bourne is one of the more realistic ones. It carries a real year-round population and the housing stock reflects that, rather than being priced almost entirely by second-home buyers. Being on both sides of the canal also gives a first purchase more choice than most Cape towns offer.

Is there a train from Bourne?

Buzzards Bay has a commuter rail station, which almost nothing else on the Cape has. For a first-time buyer working off-Cape that can change the whole calculation. The bridges are the other half of it, so drive the crossing at the hour and in the season you would really be doing it.

Does a VA loan help with a first home here?

It can change what a first purchase looks like more than almost any other single factor, and Joint Base Cape Cod is in this town. Raise it with a lender in the first conversation rather than the fifth. The terms and eligibility are the lender's and the VA's to confirm.

Bourne

What first-time buyers looks like in Bourne

The only town on the Cape that sits on both sides of the canal, and nine villages that have very little to do with each other.

Bourne runs from Buzzards Bay and Sagamore Beach on the mainland side to Monument Beach, Pocasset and Cataumet on the Cape side. Whether you cross a bridge to get to work is a daily difference, and it is worth choosing on purpose.

Routes 3, 6, 25 and 495 all meet here, which is why Bourne works for people who want Cape Cod without the summer cost of getting on and off it. Pricing is a village-level exercise; a town-wide figure averages nine places that do not trade alike.
