A move with a date attached to it
A military move is an ordinary home purchase with a deadline bolted onto it. Orders set the date, the date does not negotiate, and everything else has to be arranged around it. That is a genuinely different problem from a normal purchase, and it gets solved with planning rather than with speed.
The planning therefore runs backward. From your report date to the closing, from the closing to the offer, from the offer to the day you need a lender in place. Most of the stress in a PCS purchase comes from starting in the middle of that chain instead of at the end of it.
The towns around Joint Base Cape Cod
Joint Base Cape Cod sits in Bourne, and the towns most people end up considering are Bourne, Sandwich, Falmouth and Mashpee. All four are in my service area.
They are not the same. Bourne straddles the canal, which matters more than a map suggests. Sandwich is the oldest town on the Cape and has the housing stock to match. Falmouth is bigger and busier and reaches down to the ferry. Mashpee is newer in character with more planned development. Commute times between them are short on paper, and in July the paper is optimistic. I will tell you what the drive is actually like in season, because that is the thing people discover in month two.
How the VA loan changes the purchase
A VA loan is a good loan and it behaves differently from a conventional one, so the purchase is run differently.
The appraisal carries minimum property requirements, which means certain conditions in a house can hold up the financing even when the buyer is happy to accept them. On older coastal housing stock that is worth knowing before you write an offer rather than three weeks in. There are funding fee rules, exemptions among them. And a listing agent who has not seen a VA offer recently sometimes reacts to one badly, which is a presentation problem and a solvable one.
I work with lenders who write VA loans often enough to be good at them, and that matters more than any other single choice in this process.
Buying while you are somewhere else
Most of the people I help with this are not here yet, and frequently cannot be.
That works. I tour on video and narrate honestly, including what is across the street and what the photographer left out of frame. I will time the drive from the house to the base gate. Offers, inspections and signing are all handled remotely as a matter of routine now. If a spouse is here and you are not, or the reverse, we work around that too, and I am used to keeping two people in different time zones equally informed.

The question of whether to buy at all
Sometimes the honest answer is that you should rent for this tour.
If the posting is short, if the market you are buying into is thin, or if the numbers only work assuming appreciation that may not arrive, buying can be the expensive choice. I would rather say that out loud than sell you a house you have to unload in two years on somebody else's timeline.
If buying is right, and often it is, then we do it properly. If it is not, you have lost one conversation and saved yourself a great deal more than that.

It depends on the length of the tour and on the numbers, and I will give you a straight answer rather than an encouraging one. If the posting is short or the math only works on assumed appreciation, renting can be the better financial decision, and I would rather tell you that than sell you a house you need to unload in two years.
