A town that works on a weekday
Fairhaven is the most everyday town on this coast. Groceries, hardware, pharmacies, restaurants open in February, a hospital across the bridge in New Bedford, and a straight run to Route 195. For a household arriving on orders and needing life to function immediately, that matters more than a view does.
It is also further from Joint Base Cape Cod than Wareham or Bourne, so it suits a veteran settling here or somebody whose duty station is elsewhere better than it suits a short commute to the gate.
Old houses and the VA appraisal
A great deal of Fairhaven's housing predates 1978, which brings lead paint rules into the appraisal on a VA file. Peeling or deteriorated paint on an older house has to be addressed, and on a seller who will not do the work that becomes a problem rather than an inconvenience.
The same is true of the other condition items an appraiser looks at: roof life, heating, water heater, safe access, exposed wiring. None of it is exotic and all of it is findable in advance, which is what I do before an offer goes in.
Where the VA buyer gets the most here
North Fairhaven and the ordinary streets away from the water hold the most straightforward housing in town, and the most likely to clear an appraisal without a negotiation about repairs. The village, the harbor side and Sconticut Neck are lovelier and older and carry more condition risk.
West Island is beautiful and carries real flood zone questions, which affect the loan rather than only the premium.
Buying here from somewhere else

Remarkable architecture and a working waterfront, in one of the tighter markets on the South Coast.
Fairhaven has a collection of grand public architecture out of all proportion to its size, and a real working harbor across the water from New Bedford. The Millicent Library is the piece people stop the car for.
The housing stock is wide, from antique and Victorian homes near the center to mid-century neighborhoods to waterfront along the shore. Older homes here need a different inspection eye than a 1990s colonial.
