Rochester has no coastline, which is why the same money buys acreage here instead of a view. For a veteran who wants room for a workshop, a garden, a truck, animals or quiet, this is the town on the South Coast where that is genuinely affordable.
The drive to Joint Base Cape Cod is longer than from Wareham. If your posting is short and the gate commute is the priority, say so early and we will look elsewhere first.
The well and the septic are the VA question here
Nearly every property in Rochester is on a private well and a private septic system, and a VA appraisal has specific requirements about both.
- Water supply has to be potable and tested to the standards the lender requires.
- The septic system has to be functioning, and Massachusetts Title 5 inspection sits alongside that on a sale.
- Shared wells and shared driveways bring agreement requirements that a conventional loan may treat more loosely.
None of that stops a purchase. All of it takes time, and time is the resource a report date does not give you much of, so we start those items early rather than in week four.
What else to look at on a rural parcel
Heat is usually oil or propane bought and stored on the property. Some roads are private, meaning the residents arrange plowing and repairs among themselves. Access and the condition of the road matter to an appraiser, not only to you.
If the property has a barn, that is a separate conversation and one I enjoy. I own a horse, so I look at footing, water, turnout and whether a truck and trailer can actually get in and out.

Rochester keeps its agricultural character out in the open. Working farms, cranberry bogs, conservation land, and a good deal more space for the money than the coastal towns five miles away.
Acreage, outbuildings, frontage, well and septic carry more weight in a valuation here than square footage does. A house on five acres does not sell the way a house on a quarter acre sells.
