Close to the base without being in its town
Sandwich borders Bourne, so the run to the gate is short and it does not involve a bridge. For a lot of families that is the sweet spot: near enough that the commute is a non-event, far enough that home does not feel like an extension of work.
It is also the first town over the Sagamore, which means off-Cape trips start here rather than after a queue. If anyone in the house travels for work or you are driving back to family regularly, that is a real weekly saving.

Sandwich was settled in 1637 and it looks it, which is most of its charm. It is also the thing to walk into with your eyes open on a VA purchase.
Along Route 6A and around the village you are looking at genuinely old houses. On anything built before 1978 the appraiser will flag peeling or chipping paint, and on a house that age you should also expect questions about roof life, the heating system, the water heater, safe stairs and railings, and any wiring that is visible where it should not be. None of that means the house cannot be bought. It means somebody has to price the work and decide who does it, and that conversation belongs in the offer rather than three weeks later.
Parts of the older village also sit inside a historic district, which affects what you can change and how quickly. I find that out before you get attached, not after.
Where the VA buyer usually lands here
Forestdale and South Sandwich are the inland part of town, and they are mostly newer construction on larger lots away from the water. For a buyer on a clock with a loan that cares about condition, that is the lowest-friction part of the market and it is where your money goes furthest.
The 6A and bay side is the postcard, and it costs more for good reasons. If that is what you want, we go in knowing the condition questions in advance rather than discovering them at the appraisal.
What stays open after Labor Day
Sandwich holds up in the off season better than most Cape towns. There are groceries, a pharmacy, restaurants that stay open, playing fields in use, and the boardwalk out to Town Neck Beach that people walk in every month of the year.
I mention it because a summer house-hunting trip cannot tell you this, and a town that closes in October is the most common unpleasant surprise for somebody who moved here on orders.

Sandwich is the first town over the canal and the one that still looks the way people picture Cape Cod: a village center you can walk, Shawme Pond, classic homes, and the boardwalk out across the marsh to Cape Cod Bay.
The north-side Bay beaches are a different experience from the Sound beaches further down: wide tidal flats, calmer water, and the sunsets that come with facing north and west. For a buyer who wants a traditional Cape setting without going far down Cape, this is usually the first place to look.
