The most choice on the Cape, at the cost of the drive
Barnstable is the largest town on the Cape and it has the widest range of housing on it. If your budget is tight, or specific, or you need something a smaller town simply does not have, this is where the inventory is.
The trade is distance. You are further from the gate than any other town on this page, and in the summer that drive is a different drive. For some households the choice is worth it and for others it is not, and that is a decision about your week rather than about the houses.

Seven villages, and only one of them is Hyannis
The town of Barnstable contains Hyannis, Barnstable Village, Centerville, Osterville, Marstons Mills, Cotuit and West Barnstable. People outside the Cape hear the town name and picture Hyannis, and that is one seventh of it.
They are not alike and they are not priced alike. Osterville and Cotuit are among the more expensive addresses on the Cape; Hyannis and Marstons Mills include some of the most reachable housing in the region. For a VA buyer that spread is the reason to look here, and it is also the reason a search by town name is useless.
Two coastlines, and the flood answer is different on each
Barnstable has Cape Cod Bay on the north and Nantucket Sound on the south, with Route 6 between them. The north side is cooler water, marsh and quieter beaches. The south side is warmer swimming and busier in the season.
Flood zone is a loan question and not only an insurance question, and it varies street by street on both coasts. On anything near water I get the zone and the insurance answer before you write, because it affects what you qualify for.
Everything you need is already here
Cape Cod Hospital is in Hyannis. So is the airport, the ferries to Nantucket and the Vineyard, county government, the largest concentration of shopping and services on the Cape, and a downtown that stays open in the winter.
For a family moving from off Cape, that removes a lot of small friction at once. Nothing on the daily list is a project here, which is not something every town on this coast can say.

Sandy Neck and the Route 6A corridor on the Bay side, Craigville and the Sound beaches on the south, and the busiest year-round downtown on the Cape in between. A town-level price figure averages seven places that have very little to do with each other.
