Newer housing, close enough, and easier to appraise
Mashpee was built out more recently than the towns around it. Most of what you will look at here went up in the last few decades rather than the last few centuries, and for a buyer on a VA loan that is a genuine advantage.
Newer construction means fewer of the items that slow an appraisal down. No pre-1978 paint question on most of it, newer roofs, newer heating, wiring that was done to a modern code. You are buying a house rather than a project, and on a move with a date attached to it that is worth a lot.
The run to the base is short and does not cross a bridge.

A large share of Mashpee sits in planned communities and condominium associations. That is the single most common way a VA purchase falls apart on this part of the Cape, and it is entirely avoidable if you ask early.
A VA loan on a condominium generally requires the project itself to be approved, not only you. That is a question about the whole association, not about your file, and the answer exists before you write an offer. I check it first, because finding out late costs you the house and the clock you were working against.
Even where the loan is fine, read what you are buying into: the monthly fee, what it covers, the history of special assessments, what is in reserves, and the rules on renting, pets, parking and guests. If there is any chance you get orders again in two years and want to rent the place out, the rental rules are the first document I want to see.
Mashpee Commons is the town center, and it works in February
Mashpee has no old village center, so Mashpee Commons functions as one. Groceries, a pharmacy, restaurants, a cinema, services, all of it open year round.
For a family arriving from somewhere else and trying to build a week, having all of it in one place matters more than it sounds. It is one of the reasons Mashpee reads as easier to move into than its older neighbors.
Water without paying the ocean price
South Cape Beach is the town's stretch of Nantucket Sound, and there are ponds inland with frontage that costs a fraction of anything on salt water. If water is part of why you are moving here and the budget is real, that is the trade worth looking at.
Mashpee is also the home of the Mashpee Wampanoag Tribe, and the Old Indian Meeting House here is among the oldest church buildings on the Cape. It is a town with a longer history than its housing stock suggests.

Mashpee is the Cape town for a buyer who wants newer construction and conveniences within a short drive, without giving up the beaches and the bays. Mashpee Commons is a genuine walkable center, which is rarer on the Cape than people expect.
South Cape Beach, Popponesset, New Seabury, Waquoit Bay and a large amount of conservation land and freshwater pond frontage all sit inside one town line. Those are very different products, and they do not price alike.
