Joint Base Cape Cod sits inside Bourne. If you are reporting there, this is the one town on the Cape where you can buy a house and take the bridge out of your daily life entirely.

Living in the same town as the gate is worth more than it sounds. Every other town on this page has a bridge or a long drive sitting between the house and the base, and both of those become a different thing in July than they were in February. Buying in Bourne is the version of this move with the fewest moving parts.

Two sides of the canal, and you have to pick one

The canal runs through the middle of Bourne, so the town is on both sides of it. That is the first decision, and it is a real one.

  • The mainland side. Buzzards Bay village, Sagamore Beach, Bournedale. You are off Cape without crossing anything, which matters if a spouse works toward Wareham, Plymouth or Boston. Buzzards Bay village has the commuter feel and the services.
  • The Cape side. Pocasset, Monument Beach, Cataumet, Bourne village. Quieter, more water, and you are on the Cape proper. Getting to the gate does not involve a bridge from here either, which is the part people assume wrong.

Massachusetts Maritime Academy sits in Buzzards Bay village, which gives that end of town a year-round rhythm most Cape villages do not have.

What the VA appraisal tends to catch here

Bourne has a lot of houses built as summer places and later lived in year round, particularly along the shore roads. That is the conversion question, and it is where a VA appraisal gets interesting.

The appraiser is checking that the home is safe, sound and sanitary, not judging the decor. What actually stops a file is peeling paint on pre-1978 construction, a roof near the end of its life, heat that does not reach every room, exposed wiring, or a crawl space with standing water. All of those are common in a converted cottage and all of them are findable before you write an offer rather than after.

Parts of the town sit in flood zones. That affects the insurance the lender will require, not only the premium you pay, so it belongs in the conversation before you fall for a house and not after the appraisal.

The canal is the amenity nobody mentions in a listing

Seven miles of paved service road run each side of the canal with no cars on them. People run it, ride it and walk it year round, and it is free.

I bring it up because it is the kind of thing that decides whether a place feels like home, and it never shows up in a listing description. If you are moving from somewhere with nothing like it, go stand on it before you decide which side of the canal you want.

Do I need to be here to buy?
