The town where the Cape stops being purely seasonal
Bourne sits on both sides of the canal and functions partly as a Cape town and partly as a mainland one, which is exactly why the income picture here is unusual.
Massachusetts Maritime Academy, Joint Base Cape Cod and a population that commutes off Cape create a tenant base that is here in January. Most of the Cape does not have that in any depth. A building in Bourne can therefore be underwritten on twelve months rather than on ten weeks, and that changes the financing, the management and the risk.

Which side of the canal you buy on is the actual decision
- The mainland side holds Buzzards Bay, Sagamore Beach, Bournedale and the academy. A tenant here reaches the highway and the jobs north and west without ever queuing for a bridge, which is the strongest year-round rental argument on the Cape.
- The Cape side holds Pocasset, Monument Beach and Cataumet. Quieter, more water-facing, and a market that behaves much more seasonally.
Same town, two different businesses, and the bridge between them is a real factor in July rather than a line on a map.
Entry cost is lower here than further out, and that is the point
Bourne is the first town over the canal and it prices accordingly, which means the gap between what a building costs and what it produces is narrower here than in the towns further down the Cape.
For an investor that narrowing is the whole opportunity. It is also why the buildings need looking at properly, because older converted stock is a large part of what is available at that price and the condition items are where the margin goes.
The canal is an amenity nobody prices in
Seven miles of car-free service road run along both banks, open all year, and the canal itself is what people come to walk and fish and watch ships from.
A rental within walking distance of it has something real to advertise in March, not only in July, and the off-season listing is where most Cape rentals have nothing to say. Say it plainly in the listing and it works.

What investment property looks like in Bourne
The only town on the Cape that sits on both sides of the canal, and nine villages that have very little to do with each other.
Bourne runs from Buzzards Bay and Sagamore Beach on the mainland side to Monument Beach, Pocasset and Cataumet on the Cape side. Whether you cross a bridge to get to work is a daily difference, and it is worth choosing on purpose.
Routes 3, 6, 25 and 495 all meet here, which is why Bourne works for people who want Cape Cod without the summer cost of getting on and off it. Pricing is a village-level exercise; a town-wide figure averages nine places that do not trade alike.
