Trading Up in Bourne

Selling one house and buying another in the same season, sequenced so you are never homeless and never carrying two mortgages.

In this town the upgrade is usually a crossing

Bourne sits on both sides of the canal, and the most common move up here is from one side to the other rather than from a smaller house to a larger one.

Families who started on the mainland side in Buzzards Bay or Sagamore Beach move to the Cape side for Pocasset, Monument Beach, Cataumet or Bourne village, usually for quieter roads and more water. It goes the other way too, when work moves off Cape and the daily drive starts to matter more than the view.

Deciding which direction you are going is the first conversation, because it determines nearly everything else about the search.

Both sides, honestly

The mainland side keeps you off Cape without crossing anything, which matters if anyone in the house works toward Wareham, Plymouth or Boston. Buzzards Bay village has the services, and Massachusetts Maritime Academy gives that end of town a year-round rhythm most Cape villages do not have.

The Cape side is quieter, greener and closer to water on more streets. It is also the side where a summer bridge queue becomes part of your week if your work is off Cape.

Neither side is the better one. They are answers to different questions, and the question is how your household actually spends a Tuesday.

The conversion question sits on both ends of your move

A great deal of Bourne, particularly along the shore roads, went up as summer housing and was later lived in year round. That shows up twice in a trade-up.

On the house you are selling, it decides who your buyer is and how the listing should be written. On the house you are buying, it decides what the inspection is really looking for: how the heat performs in February, what the shell was built for, the roof, the crawl space.

Moving out of a converted cottage into something built for year-round living is one of the most satisfying upgrades available here, and it frequently costs less than people assume.

Flood zone, and why it belongs in the comparison

Water is on three sides of parts of this town, and flood zone drives what insurance a lender requires rather than only what you would choose.

If your move takes you closer to water, that figure changes what you can comfortably carry. If it takes you further away, the saving is real and counts toward what the new house is getting you. I pull the number for the specific address, because it varies street by street here.

Where to start

Tell me which side of the canal you are headed for and why, and I will tell you what your current house would bring and what the other side realistically costs to run.

Get in touch and we will work out the order. The selling side is on the selling your home in Bourne page, and the buying side on buying a home in Bourne.

This describes my general process and is not legal, tax, or lending advice.

Frequently Asked Questions

Is the Cape side of Bourne worth more than the mainland side?

They are priced differently street by street rather than side by side, and neither is simply better. The mainland side keeps you off Cape without crossing anything, and the Cape side is quieter with more water. The right answer depends on where your household spends its weekdays.

Is moving out of a converted cottage a real upgrade?

For most people yes, and it often costs less than they expect. A house built for year-round living performs differently in February, and moving into one is usually a bigger change in daily life than adding a room would be.

How much does flood zone affect what I can afford?

Enough to change which house is the better buy. The zone drives what insurance a lender requires and it varies street by street here, so I get the figure for the specific address before you decide what to offer.

Bourne

What trading up looks like in Bourne

The only town on the Cape that sits on both sides of the canal, and nine villages that have very little to do with each other.

Bourne runs from Buzzards Bay and Sagamore Beach on the mainland side to Monument Beach, Pocasset and Cataumet on the Cape side. Whether you cross a bridge to get to work is a daily difference, and it is worth choosing on purpose.

Routes 3, 6, 25 and 495 all meet here, which is why Bourne works for people who want Cape Cod without the summer cost of getting on and off it. Pricing is a village-level exercise; a town-wide figure averages nine places that do not trade alike.
