Falmouth is one of the larger towns on the Cape and it holds villages that have almost nothing in common with each other. A price, a pace or a piece of advice that is right in one of them is regularly wrong in another.
- Falmouth village. The real downtown, with Main Street, the hospital nearby and services within reach. The most walkable option in town.
- Woods Hole. Small, distinctive, working waterfront and the ferry to Martha's Vineyard. Limited stock and its own price behavior.
- North and West Falmouth. Closer to the canal and to Buzzards Bay, quieter, with the shortest drive off Cape.
- East Falmouth, Teaticket and Waquoit. More of the town's everyday housing, more ponds and inlets, generally the lower entry prices.
- Hatchville and the inland north of town. More land, more space, further from everything.
I will ask which village before answering nearly anything about Falmouth, because the town-wide answer is an average of places that do not trade alike.

The hospital is a bigger factor than people admit out loud
Falmouth has a hospital, and for a great many people making this move that is quietly at the top of the list even when it is never said in the first conversation.
I raise it because it is a legitimate reason to choose a town, and because leaving it unsaid leads people to optimize for a view and then find themselves driving forty minutes for an appointment they now have monthly. Proximity to care is a practical feature of a property in the same way a single-level layout is.
Naming it early also settles arguments. When one half of a couple wants quiet and the other wants to be near services, it helps enormously to have both reasons on the table as reasons rather than as moods.
What Falmouth actually has for a downsizer
Of all the towns I work in, Falmouth has close to the widest range of options for someone selling a large house:
- Condominiums in genuine numbers, from older conversions to newer purpose-built developments.
- Age-restricted and association communities, with exterior maintenance handled.
- Small year-round homes near the water, particularly in the East Falmouth and Teaticket areas.
- Village houses within walking distance of Main Street, which is a rare thing on the Cape and holds its value for that reason.
The Shining Sea Bikeway runs from Woods Hole up through the town toward North Falmouth, and for someone who wants to stay active without getting in a car it changes what living here is like more than any single amenity I can name.
Selling a large Falmouth house takes a specific plan
The house you are leaving and the house you are buying have different buyers, different seasons and different timelines, and running them as one project is where these moves go wrong.
Before anything is listed we settle three things. Which transaction leads, and why. What happens if the sale closes before you have found anywhere, including whether a rent-back from your buyer is realistic. And what the fallback is if the purchase comes together faster than the sale.

Falmouth is one of the few Cape towns with a Main Street that works all twelve months: restaurants, cafés, shops and a town center people actually use in February. Around it sit Old Silver Beach, the Shining Sea Bikeway, and Woods Hole at the far end.
That combination is why Falmouth holds value differently from towns that empty out after Labor Day. For a buyer weighing year-round living against a summer place, it is one of the easier answers on the Cape.
