Falmouth is the Cape town that does not empty out. Main Street works in February, not only in July, and that one fact changes almost everything about how property here behaves.
It is a big town with a lot of coastline and several distinct pieces: the downtown, the beaches along Buzzards Bay and Vineyard Sound, the villages of North and West Falmouth, and Woods Hole at the far end with the ferries and the marine science institutions.
For a buyer trying to decide between a year-round Cape life and a summer place, Falmouth is usually where the conversation lands, because it genuinely supports both.

Living in Falmouth
The downtown is the thing people underestimate. Walkable restaurants, cafés, shops and a real town center mean you are not driving twenty minutes for dinner in the off season, which is the quiet complaint about a lot of Cape towns.
The Shining Sea Bikeway runs from North Falmouth down to Woods Hole through woods, marsh and open coast, and it is used year-round rather than only in August. Old Silver Beach on the Buzzards Bay side is the best known of the beaches, and the sunsets there are the reason.
Woods Hole is its own world: a working waterfront village with the ferries to Martha's Vineyard, restaurants, and institutions that draw people from around the world. Nobska Light and the views across Vineyard Sound are a short way from it.

Buying and Selling in Falmouth
Falmouth is the Cape town where the year-round buyer and the seasonal buyer compete most directly for the same houses, and a seller who does not know which one is coming leaves money on the table. The year-round buyer values the downtown, the bikeway and the winter. The seasonal buyer values the beach and the summer. They are looking at the same listing photos and reading them completely differently.
