Falmouth is eight villages, and an inherited house in Woods Hole, in Falmouth village, in North Falmouth and in East Falmouth are four different sales at four different price levels.
Getting the village right is the first thing, because an online estimate draws a radius and an estate deciding against an averaged number is deciding against a figure nobody would ever pay. The second thing is that Falmouth estates frequently involve heirs who live several states away and can visit twice, which means the process has to be run so it does not depend on somebody being here.
I can walk the house, photograph what the family needs to see, and take the coordination off whoever is holding it. What I will not do is start marketing before the estate's attorney has said it is appropriate to.

- The septic system, or whether the property is on town sewer, which varies across this town and is the item most likely to move a closing date.
- Flood zone and elevation, which set insurance cost and reshape offers late when nobody checks early.
- What water access transfers, frontage, a view, deeded access and association rights being four different things regularly blurred together.
- Permit history on additions, particularly on a house that grew across decades of family use.
- Contents, which in a long-held Falmouth house frequently include things with real auction value. Go through everything before any clear-out company does.

Falmouth is one of the few Cape towns with a Main Street that works all twelve months: restaurants, cafés, shops and a town center people actually use in February. Around it sit Old Silver Beach, the Shining Sea Bikeway, and Woods Hole at the far end.
That combination is why Falmouth holds value differently from towns that empty out after Labor Day. For a buyer weighing year-round living against a summer place, it is one of the easier answers on the Cape.
