This is the largest town I work in and the one where a town-wide number tells you the least.
Woods Hole is its own market and behaves like one, small, tightly held, and driven by the science institutions and the ferry. Falmouth village prices on walkability to Main Street and the harbor. North and West Falmouth are quieter and lean toward Buzzards Bay. East Falmouth, Teaticket and Waquoit carry much of the town's year-round housing and a different price level entirely. Hatchville is inland and sits apart from all of it.

The year-round layer is what makes Falmouth harder to read
Most Cape towns empty out after Labor Day. Falmouth does not, and that changes the arithmetic.
Falmouth Hospital, the science institutions at Woods Hole and the ferry to the islands support a real year-round population, so the town holds two buyer pools at once: people buying a house to live in all year, and people buying a second home. Those two value the same features differently. A second-home buyer pays for the water and the setting. A year-round buyer pays for the commute, the systems and the winter practicality.
Which pool your house is aimed at is most of the answer, and it is not something an automated estimate attempts.
What moves a Falmouth number that a model cannot see

A real year-round downtown, a long stretch of coast, and the ferry to Martha's Vineyard at the end of it.
Falmouth is one of the few Cape towns with a Main Street that works all twelve months: restaurants, cafés, shops and a town center people actually use in February. Around it sit Old Silver Beach, the Shining Sea Bikeway, and Woods Hole at the far end.
That combination is why Falmouth holds value differently from towns that empty out after Labor Day. For a buyer weighing year-round living against a summer place, it is one of the easier answers on the Cape.
