Eight villages, and the town name tells you almost nothing
Falmouth is one of the largest towns on the Cape and it is made of villages that behave like separate markets. Woods Hole, Falmouth Village, Falmouth Heights, East Falmouth, Teaticket, Waquoit, Hatchville, North and West Falmouth all carry different housing, different water, and different prices.
A buyer who searches by town name and price range here is searching eight markets at once and cannot tell which result is the good one.

Falmouth has jobs, which changes what the town is in winter
Between the hospital and the science institutions in Woods Hole, Falmouth carries a year-round employment base that most of the Cape does not. That means schools, services and neighborhoods that stay occupied through the winter.
It also means competition for year-round housing from people who work here, not only from second-home buyers, and those two groups want different houses.
The ferry, the bike path and the water
Woods Hole is the Vineyard ferry, which is an asset and a traffic pattern at the same time. The Shining Sea Bikeway runs from North Falmouth down to Woods Hole and genuinely changes how people use the town.
Water here comes in several kinds: the sound on the south side, Buzzards Bay on the west, ponds inland, and salt ponds that are their own question entirely. What you are allowed to do at the water's edge is never the same from one to the next.
What to check before you commit here
- Which village the house is in, because it decides the price more than the square footage does.
- Septic or town sewer, which varies across this town and is not a safe assumption either way.
- Flood zone, elevation and a real insurance quote on anything near the sound, the bay or a salt pond.
- What water access actually transfers, deeded, association, or nothing.
- Any existing rental bookings, if the house has been rented, because those can run past a closing date.
Where to start
Start with how you want to live and whether this is year-round or seasonal, and the eight villages narrow to two very quickly. Searching all of Falmouth at once is the thing that makes this town feel impossible.

Is Falmouth a year-round town?
More than most of the Cape. The hospital and the Woods Hole science institutions carry a real year-round employment base, which keeps neighborhoods occupied and services open through the winter. It also means you may be competing with people who live and work here, not only with second-home buyers.
Can I rent the house out?
Often, but the rules depend on the property, any association it belongs to, and current town requirements, and they change. This gets checked before you commit rather than after, because a purchase that only works with rental income needs the rental question answered first.

A real year-round downtown, a long stretch of coast, and the ferry to Martha's Vineyard at the end of it.
Falmouth is one of the few Cape towns with a Main Street that works all twelve months: restaurants, cafés, shops and a town center people actually use in February. Around it sit Old Silver Beach, the Shining Sea Bikeway, and Woods Hole at the far end.
That combination is why Falmouth holds value differently from towns that empty out after Labor Day. For a buyer weighing year-round living against a summer place, it is one of the easier answers on the Cape.
