Falmouth is eight villages and they are effectively separate markets. For a first purchase, East Falmouth, Teaticket and parts of Hatchville and Waquoit are generally where the reachable housing is. Woods Hole, Falmouth Heights and the village center are generally not.

The bike path and the ferry are real, and they are not the point

Buy on the house, the village and the monthly cost. The amenities are a reason to enjoy the town once you own something in it, not a reason to stretch past what you can carry.

  • Septic or town sewer, which varies across this town and is never a safe assumption.
  • Flood insurance, near the sound, the bay or a salt pond, quoted on the specific address.
  • Wind coverage, often separate from the main policy.
  • Association fees, where they apply, in the monthly math from day one.
  • Condition standards, since some financing programs set requirements the house itself has to meet.

Falmouth is one of the few Cape towns with a Main Street that works all twelve months: restaurants, cafés, shops and a town center people actually use in February. Around it sit Old Silver Beach, the Shining Sea Bikeway, and Woods Hole at the far end.

That combination is why Falmouth holds value differently from towns that empty out after Labor Day. For a buyer weighing year-round living against a summer place, it is one of the easier answers on the Cape.
