Falmouth Hospital, the Woods Hole scientific institutions and a downtown that trades all year mean a substantial number of people work here in February.
For an income property that is the most valuable fact on this page. A year-round tenancy is genuinely achievable in Falmouth, which means you are not obliged to build the whole return out of ten weeks, and a shoulder-season vacancy does not sit empty by default.
Some owners run both, a year-round lease in one property and seasonal weeks in another. In most Cape towns that choice does not really exist.

Eight villages, and the income model changes between them
Woods Hole, Falmouth Village, Falmouth Heights, East Falmouth, Teaticket, Waquoit, Hatchville and North Falmouth are genuinely different places sharing one town name.
Woods Hole and the Heights are the strongest summer positions and the dearest entry. The village supports year-round tenants who want to walk to work and to Main Street. East Falmouth, Teaticket and the inland villages are where the more affordable buildings are and where a straightforward residential rental makes sense.
An investor who searches on the town name and compares prices is comparing different products.
Pond front and ocean front are two different purchases
Falmouth has a great deal of both and they do not behave alike on a spreadsheet.
Ocean frontage brings the flood zone question, which affects what a lender requires rather than only what the premium costs. Pond frontage typically costs a fraction of that and brings private septic and Title 5 into the transaction instead, and septic design capacity caps the occupancy of anything you rent.
Neither is the better buy in general. They are different cost structures, and the one that suits you depends on what the property is meant to earn.
The ferries are part of the product
The Martha's Vineyard boats leave from Woods Hole, and a rental within easy reach of them is selling something a house twenty minutes further on cannot.
The Shining Sea Bikeway runs along the water down to Woods Hole and gets used in every month of the year, which is another line worth putting in an off-season listing rather than leaving the calendar blank.

Falmouth is one of the few Cape towns with a Main Street that works all twelve months: restaurants, cafés, shops and a town center people actually use in February. Around it sit Old Silver Beach, the Shining Sea Bikeway, and Woods Hole at the far end.
That combination is why Falmouth holds value differently from towns that empty out after Labor Day. For a buyer weighing year-round living against a summer place, it is one of the easier answers on the Cape.
