Falmouth is eight villages. Woods Hole, Falmouth village, North and West Falmouth, East Falmouth and Teaticket, Waquoit, Hatchville. A house in each of them is a different sale at a different price level.
An online estimate draws a radius across all of that, which produces a figure describing no actual house in the town. Two people already disagreeing do not need a number neither of them can check.
A written valuation built on the village rather than the town is what both of you can actually verify, and it is what your attorneys will ask for.

It is common here for one party to be living somewhere else by the time the house is listed. That is workable, and it needs handling deliberately rather than improvised.
Whoever is still in the house is responsible for showing condition, which is much better agreed in writing than discovered on a Saturday. Signatures, documents and decisions all have to work with somebody several states away. I will photograph and walk whatever the absent party needs to see, so neither of you is relying on the other's description of the house.
Who lives there, who pays what during the listing, and who authorizes a decision are all questions for you and your attorneys. I will raise every one at the start.
Rental bookings and the practical items
If the house has been rented seasonally, say so before it is listed. Bookings running past a likely closing date have ended otherwise straightforward sales when they surfaced late, and the income is usually part of what is being divided.
- Septic or town sewer, which varies across the town and decides the timeline.
- Flood zone and insurance, which change the number a buyer can pay.
- What water access actually transfers, documented rather than described.
- Permit history, on any house added to over the years.
- Existing rental bookings, and what happens to them at a closing.

Falmouth is one of the few Cape towns with a Main Street that works all twelve months: restaurants, cafés, shops and a town center people actually use in February. Around it sit Old Silver Beach, the Shining Sea Bikeway, and Woods Hole at the far end.
That combination is why Falmouth holds value differently from towns that empty out after Labor Day. For a buyer weighing year-round living against a summer place, it is one of the easier answers on the Cape.
