Why a town-wide answer is almost always misleading here

I am Susan Gorden Ryan, and I get asked whether prices are rising in Bourne more than almost any other question. The honest answer is that Bourne is nine villages, not one market, and a single town-wide figure averages Buzzards Bay against Cataumet against Sagamore Beach, three places that do not trade anything alike.

What actually drives the difference between villages

Mainland villages with bridge-free access, waterfront versus non-waterfront, and whether a village carries the specifically Cape-side address some buyers pay a premium for, all move independently of each other. A strong month in one village tells you very little about the next one over. The bridge replacement project happening right now has added a further wrinkle, with demand shifting between the mainland and Cape-side villages while construction is underway.
